Tender Details

The scope covers a Comprehensive AMC for one OTIS make lift (Capacity 544 Kg, 8 passengers, Machine No. Q003001) installed in a G+3 office building of the ESIC Regional Office at Namkum, Ranchi. The AMC is comprehensive in nature and includes preventive maintenance (monthly cleaning, lubrication, alignment checks, inspection of electrical components, door operation, safety devices), breakdown maintenance, repair and replacement of defective components using OEM genuine parts, safety inspection of governor, safety gears, limit switches and door interlocks, and emergency support beyond working hours.

Maintenance shall comply with CPWD Lift Maintenance Guidelines, OEM Instructions, Indian Electricity Rules, applicable safety codes and the GeM Service Level Agreement. Preventive maintenance is scheduled monthly and includes machine room inspection, control panel check, rope condition check, brake testing, ARD testing, door alignment and cleaning of shaft equipment. Only OEM-certified, trained manpower may be deployed, and a supervisor visit is mandatory once per month.

Performance is benchmarked at a minimum lift uptime of 90 percent. If efficiency falls below 90 percent, proportionate payment is made. Penalty clauses are: up to Rs 500 per day for a minor fault delay, up to Rs 1,000 per day for a major fault delay, and up to Rs 5,000 maximum penalty per fault. Complaint response time is within 24 hours, minor fault rectification same-day, and major fault within 48 hours.
