Tender Details
ESI Corporation, Regional Office, Jaipur invites sealed tenders from interested and eligible Government bodies, PSUs, PSBs, autonomous bodies, private building owners or tenderers for hiring of a leased ground-floor accommodation for ESI Dispensary at Bagru (Jaipur). The building should be on ground floor only and preferably on main road and main market, near the present location of the ESI Dispensary at Bagru. The required area is 2,150 sq ft excluding parking, with 3 to 4 Rooms, 1 Hall and 2 Toilets.
The tender follows a two-stage bidding system. The Technical Bid and Financial Bid must be submitted in separately sealed covers - super-scribed "Technical Bid" for hiring office space for ESI Dispensary, Bagru (Jaipur) and "Financial Bid" for hiring office space for ESI Dispensary, Bagru (Jaipur). The sealed covers must be dropped in the tender box provided at General Branch, Regional Office, Jaipur (Rajasthan) by 22 May 2026 at 5:00 PM. Both covers must be accompanied by EMD of Rs 9,500 in the form of Demand Draft / Banker's Cheque drawn in favour of "ESIC Fund A/c No. 1" payable at Jaipur.
Eligibility / Pre-qualification
Eligible bidders include Government bodies, PSUs, PSBs, autonomous bodies, private building owners or tenderers offering ground-floor premises.
The premises must be on ground floor and preferably on main road and main market, near the present ESI Dispensary at Bagru (Jaipur).
The building must be free from any legal liability and litigation regarding ownership, lease or renting.
Tender will be accepted only from the original owner of the building/property. No brokerage will be paid by ESIC.
A separate electric meter, separate water meter and sewerage connection must be provided by the owner at his own cost before handing over possession.
Free parking for 2/4 wheeler vehicles must be available within the premises for exclusive use of ESIC.
The property must have adequate security cover, fire safety, ventilation, sufficient running water and separate toilets for men and women.
EMD / Earnest Money
The Earnest Money Deposit is Rs 9,500 (Rupees Nine Thousand Five Hundred only), payable by Demand Draft, Pay Order or Banker's Cheque in favour of "ESIC Fund A/c No. 1" payable at Jaipur. The EMD must be submitted along with both technical and financial bids in separately sealed covers, failing which the tender will be rejected outrightly. In the event of withdrawal or revocation of the tender by the agency within the validity period, the EMD will be forfeited.
EMD does not carry any interest. EMDs of unsuccessful bidders will be returned after the award of the contract to the successful bidder; no correspondence on refund will be entertained before that.

Place the Financial Bid in a separate sealed cover super-scribed "Financial Bid for hiring office space for ESI Dispensary, Bagru (jaipur)".
Drop both sealed covers along with the EMD in the tender box at General Branch, Regional Office, Jaipur (Rajasthan) by 22 May 2026 at 5:00 PM.
Important Instructions
The Building/Property must be on ground floor only, and preferably on the main road and main market, near the present ESI Dispensary at Bagru (Jaipur).
All taxes such as property tax, municipal tax etc. shall be borne by the owner/bidder for the entire lease period and extended lease period.
The owner must provide separate electric, water and sewerage meter connections at his own cost in his own name, with all dues cleared before handover.
Possession of the accommodation will be handed over on immediate basis from the date of award; rent will be payable from the date of possession, subject to clauses 1.15 and 1.22 of the tender document.
The selection of the successful bidder is at the sole discretion of the Regional Director, Regional Office, Jaipur, who reserves the right to accept or reject any or all proposals without assigning any reason.
Any corrigendum will be notified only through www.esic.gov.in or the GeM portal.
Financial bids of only technically qualified bidders will be considered after physical inspection of the premises by the Hiring Committee.
